When it comes to gas safety, landlords have specific legal responsibilities to all of their tenants. If you let any property that has any gas appliances, you have the responsibility to maintain those appliances, have annual gas safety checks carried out and to keep a record of those checks.

So what's involved for landlords?


Maintenance: All pipes, appliances and flues must be kept in a safe condition. Gas appliances should always be serviced in line with each manufacturer's instructions. If you do not have these guidelines, it's recommended that they should be serviced at least once a year unless advised otherwise by a Gas Safe registered engineer.
 
Gas safety checks: An annual gas safety check must be carried out on every gas appliance/flue in any property that has these. A gas safety check will make sure all fittings and appliances are in good order and safe to use.
 
Record: Landlords must keep a record of the 12-monthly gas safety check and a copy of the check must be provided to your tenant within 28 days of the check being carried out and to new tenants before they move in. Landlords are required to keep copies of the gas safety record for at least two years.
